RF64 to add an additional 290 housing units to Richfield’s eastside

Winter groundbreaking ceremonies should be avoided at all cost in Minnesota. However, on an unseasonably warm December 18 day, ground was broken along the Richfield Parkway for the future RF64 development.

The RF64 housing development is an important component of the vision for the city’s east side. The project will provide a mix of housing types and prices. Two hundred and eighteen market-rate apartments and 72 affordable, for-sale townhomes will be constructed.

“The developers associated with the RF64 project were very tenacious and stuck with it throughout the process,” remembered Mayor Pat Elliott. “Their addition of the 72 affordable, for-sale townhomes will provide a nice mix of housing to the city’s eastside.”    

The RF64 development site is located west of Target and Home Depot, bounded by 63rd Street to the north, 65th Street to the south, Richfield Parkway to the east, and 16th Avenue to the west.

“When completed, RF64 will bring young families and professionals to Richfield,” explained Elliott. “The location of the project provides potential residents with a lot of amenities and easy access to the entire metro area.”

The Richfield City Council approved the project at their September 25, 2018 meeting.

Combined with The Chamberlain housing development project, more than 500 additional housing units will be added to Cedar Corridor. Both projects will also add diversity to the city’s housing stock.

“Only two percent of Richfield’s housing stock is townhomes. Plus, Richfield offers very few market-rate, Class A, apartment options,” said housing manager Julie Urban. “A healthy community offers its residents a variety of housing options, which is exactly what this property will provide.” 

Following the groundbreaking ceremony, demolition and site work will begin, with construction on the first eight townhomes beginning in earnest in January of 2019.

Apartment construction will begin in the spring of 2019 and be completed in the fall of 2020.

NHH Properties is the lead developer ion the RF64 project.
