RF64 Townhomes take shape on Richfield’s east side

A housing boom is occurring on Richfield’s east side, first with the opening of the Chamberlain Apartments in 2019, and now continuing with the opening of the first set of RF64 townhomes.

This spring, the first eight townhomes were completed, with buyers moving in despite the global COVID-19 health pandemic.

Fittingly, the first resident to call RF64 home was a local school teacher.

“I moved into Richfield from Edina,” said Jennifer Lewis, who teaches at Richfield High School. “I was first drawn to this community because of its small town feel with ease and convenient access to the entire metro area. I loved the sense of community, inclusion and family values that Richfield offered.”

The 64 townhomes are being built as part of the RF64 development along Richfield Parkway in east Richfield. Near Taft Lake and Park, Richfield Parkway runs between the housing provided by the RF64 development and the busy commercial strip, home to Target and Home Depot. Single family homes remain to the west of the new townhomes, which, along with future apartment buildings, will act as a buffer between the two land uses.

Right now, only two percent of all Richfield’s housing units are townhomes.

“Adding these townhomes to our community is groundbreaking because it is offering a new housing ownership choice,” explained Housing Manager, Julie Urban. “These units will help meet the huge demand we’re seeing from people who want to move into Richfield – and the demand for those who want to continue living here, but in a different type of housing.”

The three-level townhomes are constructed in buildings with four units each. They include two car garages, high-quality finishes, and high levels of noise attenuation. Three different floorplans are available for buyers. Prices start around $340,000, but buyer-assistance is available.

“The cost of new construction is quite high, but we are helping to make these units more affordable through a special down payment assistance program,” stated Urban. “We recently received a grant from Minnesota Housing to provide future down payment assistance to households who meet certain income thresholds. More information on that opportunity will be available in the coming weeks.”

Jennifer Lewis found this unique partnership compelling as she looked to purchase a townhome.

“I was drawn immediately to RF64 because of their vision. The high quality finishes and craftsmanship being offered along with it being affordable. This work between the city, the state and the builder is very inventive and forward thinking for young families, professionals and people looking to downsize as they transition into retirement.”  

Looking ahead, additional town home buildings will continually be under construction in the coming months, with the next set of sixteen beginning construction shortly.

Additionally, the construction of the two apartment buildings in the development, with 218 units, will begin later this year. The apartments will act as a transitional buffer between the commercial area of Target and Home Depot and the new townhomes.

“This project represents the final piece in a major redevelopment initiative that the city began in the early 2000s, following the expansion of the airport,” described Assistant Community Development Director Melissa Poehlman. “That expansion had a significant impact on the existing structures nearby and the city has been working ever since to redevelopment the area with structures specifically designed to withstand the particular impacts of runway proximity.”

For now, one of the newest residents to Richfield’s east side is enjoying a Minnesota summer in her new home:

“So far, I am loving the close access to the trails, parks and lakes nearly in my backyard,” said Lewis. “I am also excited to have friends and family over this summer, since these townhomes were well designed for entertaining.”
